After being called in for an appraisal and confidential discussion about their property sale, one client has told me that they are having regrets on their first choice of agent.
Seller – Be Careful
When arriving at the home, the giant for sale sign erected in the garden was surrounded by long grass (where the lawnmower couldn’t reach). I knew it had been on the market for some time.
For me, I don’t like to over inflate the price of a property at an appraisal in order to get the listing. I prefer to provide the most likely selling price of a property. None the less, this home has been on the market for over 4 months and had not got a sale result.
After discussing with the client what the issue was, they advised that they had not heard from their sales person, they didn’t return calls and just weren’t getting the service that they had expected. After advising the likely sale price, they feel that the sales person over inflated the property listing price to win them over. They wanted me to take over the listing but the issue is, the sellers have signed a 7 month exclusive listing authority.
So, the agent they have chosen, who has lost interest in selling their home after over inflating and over promising on a sale price, is locked in to sell their home for another 12 weeks!!
Seller beware!!
Don’t take extended listings with one agent. You should sign for 3 or 4 months.
If you are happy with their service but the house has not sold due to market conditions, you are able to sign an extension. However, if you are not happy and you have signed on for 6-9 months you are stuck with that person until they sell it, or the timeframe is up.
